The subject is a newer modular home located on the subject property some ten years ago when it was five years old. The dwelling is well located at the driveways edge some 100 feet from the road frontage on the south easterly end of Gun Lake in the Squamish-Lillooet Regional District, approximately 10 km from Goldbridge. This prime waterfront site contains an extensive frontage with the pointed pie shaped parcel. The site has been left open with grassy areas predominating, all of which has been nurtured along to provide some six principal activity areas on the site including a driveway and parking area, the home site, a camping/camper site, a beach area, a dock area with lawn at the edge, and a fire pit and sitting area. The lot size has been obtained from BC Assessment Authority records and is assumed to be correct at 2.15 acres. The site appears to be bisected with a common road allowance of approximately 0.30 acres. This portion is not missed by the ample space created on the open site. This region is relatively rural being approximately 110 km from the nearest major area (Lillooet) via all weather roads or the same distance from Pemberton via a road open for all but some winter months.
